The Taiwan Council of Shopping Centers and Commercial Real Estate (TCSCRE) successfully hosted the "2026 Investment Trends Forum" on December 18, 2025, at "Hall A, Cathay Financial Center" in Taipei. Centered on the theme "Optimizing Asset Allocation: Global Commercial Real Estate Outlook — Entering the United States," the forum attracted nearly "300 industry leaders, experts, and scholars" from Taiwan and abroad to examine emerging investment trends and opportunities in Taiwan and the U.S. commercial real estate markets.

 

Against the backdrop of easing inflation and a shift in global interest rate policies, the forum highlighted renewed capital momentum in the United States and its implications for commercial real estate. Speakers noted that technology-driven growth, industrial clustering, and urban revitalization in major U.S. cities are reshaping asset values and income potential, positioning the U.S. as a key destination for global capital. The forum provided in-depth insights into "global commercial real estate dynamics" and "cross-border investment strategies," helping investors better navigate capital allocation during the next market cycle.

 

The event featured a distinguished lineup of speakers representing government, industry, and academia, including Dr. Jin-Lung Peng, Chairman of Taiwan’s Financial Supervisory Commission; Steve Hsu, Director of the Arizona Commerce Authority Taiwan Office; Dr. Richard K. Green, Director and Chair of the USC Lusk Center for Real Estate; Paul You, Chairman of the Securities Investment Trust & Consulting Association of the ROC; Kevin Hou, Managing Director of JLL and Chairman of TCSCRE’s Capital Markets Committee; Kev Zoryan, Founder and Managing Director of Arselle Investments and former Head of North America Real Estate Investment at Morgan Stanley; Derek Chen, Chairman of The Bascom Group and Premier Workspaces; and Jeff Tsai, Chairman of "GTB Group (GlobalTown Development)" and Chairman of TCSCRE.

 

Discussions also addressed the growing presence of Taiwanese semiconductor and high-tech companies in the United States, which is accelerating the formation of integrated supply chains and generating significant employment and service-sector demand. Speakers emphasized that U.S. government policies encouraging Taiwanese technology, service, and retail brands to expand into the American market are creating new momentum for commercial real estate. Established Taiwanese brands such as 85°C, MeetFresh, Sharetea, and Din Tai Fung were cited as successful examples of this trend.

With rising demand across asset classes—including shopping centers, office buildings, logistics and warehousing facilities, residential, and hospitality properties—the U.S. commercial real estate market presents compelling opportunities for Taiwanese developers and investors. Compared with Taiwan’s highly competitive market and relatively lower rental yields, overseas expansion—particularly into the U.S.—was identified as a strategic pathway for long-term growth.

 

During the panel discussion, Kev Zoryan shared his outlook on U.S. interest rates and their impact on commercial real estate, outlining potential entry points for the 2025–2026 investment cycle. Derek Chen emphasized the importance of localized operations and building trust with local partners in successful cross-border investments. Kevin Hou cited JLL data indicating that Taiwan’s commercial real estate transaction volume reached a record "NTD 200 billion" in 2024, with approximately "NTD 150 billion" in 2025, reflecting a continued shift of capital from residential to commercial assets. Jeff Tsai concluded the discussion with a comparative analysis of the Taiwan and U.S. markets from the perspectives of investment returns and competitiveness.

 

Looking ahead, speakers agreed that Taiwan’s abundant private capital, coupled with gradual regulatory liberalization and the growth of asset management tools such as private equity funds and REITs, will further support international expansion. Over the next 5-10 years, Taiwanese companies focusing on the U.S. market are expected to enhance their global competitiveness and potentially evolve into internationally recognized developers and enterprises.
