Taiwan’s Large-scale Retail Market Becomes Increasingly Concentrated
Top Five Large-scale Retail Groups Account for Nearly 60% of the Market in 2025, with Mitsui Showing the Strongest Growth
Taiwan’s large-scale retail market continues to become increasingly concentrated among major retail groups. According to market data compiled by the Taiwan Council of Shopping Centers and Commercial Real Estate (TCSCRE), the five leading retail groups—Shin Kong Mitsukoshi, Far Eastern Department Stores, Far Eastern SOGO, Mitsui Fudosan, and Breeze Group—accounted for approximately 58.3% of the market in 2025, highlighting the growing influence of major retail operators in Taiwan’s physical retail sector.

Looking at changes in market structure from 2022 to 2025, the leading groups have generally maintained their dominant positions, while notable shifts have emerged among individual players. Among them, Mitsui Fudosan’s rapid expansion in Taiwan stands out as one of the most significant developments.
Mitsui’s market share increased from approximately 4.36% in 2022 to 5.58% in 2023 and 6.01% in 2024. By 2025, supported by the addition of new retail properties, its market share had risen further to approximately 8.3%.
In just three years, Mitsui nearly doubled its share of Taiwan’s large-scale retail complex market, overtaking Breeze Group in 2025 to become the fourth-largest retail group in the market.
Mitsui Expands through Large-Scale Shopping Centers
Mitsui’s growth is closely linked to its strategy of developing large-scale regional shopping centers and outlet malls across Taiwan.
From MITSUI OUTLET PARK Linkou, Taichung Port and Tainan to LaLaport Taichung and, most recently, LaLaport Nangang, which began operations in 2025, Mitsui has gradually established a retail network spanning northern, central and southern Taiwan.
Unlike traditional department stores, which are typically concentrated in prime urban commercial districts, Mitsui’s model emphasizes large-scale shopping centers that integrate retail, dining, entertainment, leisure and family-oriented experiences, enabling each property to attract customers from a broader regional catchment area.
As a result, although Mitsui operates fewer locations in Taiwan than some traditional department store groups, its sales volume and market impact per property are particularly significant, making it one of the most important trends to watch in Taiwan’s commercial real estate sector.
Shin Kong Mitsukoshi Remains the Market Leader
In 2025, Shin Kong Mitsukoshi remained Taiwan’s largest department store group with an estimated market share of 18.2%, followed by Far Eastern Department Stores at approximately 13.3% and Far Eastern SOGO at approximately 10.8%.
Mitsui, whose market share rose rapidly from 4.36% in 2022 to approximately 8.3% in 2025, ranked fourth, while Breeze Group ranked fifth with approximately 7.7%.
Together, these five groups accounted for approximately 58.3% of Taiwan’s department store market, while all other operators collectively represented approximately 41.7%.
This indicates that nearly six out of every ten dollars spent in Taiwan’s department store market are now generated by the five largest retail groups.
From Department Store Competition to Large-Scale Retail Platform Competition
More importantly, the nature of competition in Taiwan’s retail market is changing.
In the past, competition was primarily among traditional department store operators. In recent years, however, the arrival and expansion of LaLaport, outlet malls, large-scale shopping centers and mixed-use commercial developments have reshaped the competitive landscape.
Competition is increasingly shifting from simply “department store versus department store” toward competition among different types of large-scale retail and commercial platforms.
For Taiwan’s shopping center and commercial real estate industry, this transformation means that retail competitiveness can no longer be evaluated solely by the number of stores or locations. Greater attention must also be given to sales per property, retail floor area, sales productivity, tenant and brand mix, regional catchment areas, and the integration of retail with transportation, residential, office, entertainment and other mixed-use components.
The rapid growth of Mitsui from 2022 to 2025 provides a compelling example of this structural transformation taking place in Taiwan’s retail and commercial real estate market.
